RV roof repair ranges from resealing seams and penetrations to full membrane replacement with plywood substrate renewal. Almost nobody comes to us because their RV roof membrane failed. They come to us because water is coming in, and the membrane is fine. The leak is at a vent flange, a skylight perimeter, an antenna base, a refrigerator vent, or the front to sidewall transition where the cap meets the roof.
Those are the penetrations, and there are typically fifteen to twenty five of them on an average coach. Every one is sealed with a material that has a service life measured in a few years under Southern California ultraviolet load, and every one is a potential entry point the moment that sealant cracks.
EPDM, TPO and Fiberglass Roofs Compared
EPDM is a rubber membrane, the most common material on coaches built through the 2010s. It is durable and inexpensive but chalks heavily under ultraviolet exposure, and that chalking is what streaks down your sidewalls in the first rain after a dry summer.
TPO is a thermoplastic membrane, more common on newer units. It resists chalking better and holds heat welds rather than requiring adhesive at seams. Fiberglass roofs are found on higher end coaches and on most Class C cab over sections. They do not chalk, they do not require recoating, and when they crack they crack structurally rather than simply leaking.
How to Tell What You Have
EPDM feels like rubber, has a slightly textured surface and leaves a white chalky residue on a wiped finger. TPO feels smoother and more plastic, and does not chalk. Fiberglass is hard, glossy where the gelcoat survives, and has no give underfoot.
The material determines the repair method entirely. An adhesive that bonds to EPDM will not bond to TPO, and a coating applied to the wrong membrane peels within a season.
Reseal Versus Replacement
A reseal is the correct repair when the membrane is intact and the substrate underneath is dry. We strip the old sealant back to the membrane and flange, clean the surface properly, and reseal with self leveling lap sealant on horizontal surfaces and non sag on vertical ones.
Replacement becomes necessary when the membrane has torn, when it has been patched so many times that there is no clean surface left, or when the substrate is wet. Substrate condition is the real decision point, and it cannot be determined from the top.
Substrate Damage and Why It Drives the Cost
Under the membrane is plywood or luan bonded to the roof framing. Wet plywood delaminates, loses stiffness, and eventually rots. Walking on a soft spot is the usual way owners discover it, and by that point the damage has been advancing for a couple of seasons.
Replacing substrate means pulling the membrane, cutting out the wet sections, inspecting and replacing any rotted framing, installing fresh plywood, and only then laying new membrane. That sequence is what takes a $4,000 roof job to $14,000, and it is also why a quote given without lifting the membrane is a guess.
Recoating and Realistic Maintenance Intervals
Liquid roof coatings extend membrane life and reflect heat, and applied over sound membrane they genuinely work. Applied over a leaking roof to avoid a real repair, they do nothing except hide where the water is entering.
In Long Beach conditions we recommend inspecting every penetration twice a year and resealing anything showing cracking or separation. A full recoat every four to six years is reasonable for EPDM. Fiberglass roofs need seam inspection rather than coating.

What is involved in RV roof replacement?
The membrane comes off, every roof mounted component is removed, and the substrate underneath is inspected directly. How do I find a leaking roof vent on my RV?
Start from inside on a dry day. Water stains trace back up, and the highest point of staining is usually near the entry. From the roof, inspect the sealant around every vent flange, skylight, antenna base and refrigerator vent for cracking, shrinkage or separation from the flange edge. If you cannot find it visually, a controlled water test one section at a time with someone watching inside will locate it. Water travels along framing before it drops, so the interior stain is frequently several feet from the actual hole.
How often should an RV roof be resealed?
