Water Damage Restoration in Travel Trailers

By the time a stain appears on an interior panel, the wet area behind that panel is typically several times larger than the stain.

That single fact explains every water damage estimate that grows after teardown, and it is the thing most owners are not told before the work starts. Understanding it up front makes the whole process considerably less alarming.

Why RV Water Damage Behaves Differently

Water damage in a house is relatively easy to trace. You open drywall, you look, you find it.

A travel trailer has no drywall and no attic. The structure is a sealed sandwich, and water that gets into it travels along framing members for feet before emerging anywhere visible. It goes downhill inside the wall, follows a stud or a floor joist, and appears at the first horizontal surface it reaches.

Which means the visible stain tells you where the water stopped, not where it started.

Where It Gets In

In rough order of frequency on travel trailers:

The entry door threshold. This is the single most common water entry point on a towable, and the water goes directly into the subfloor, which is why entry area soft spots are so common.

The roof to sidewall transition. A joint running the full length of the trailer, flexing constantly, sealed with material that cracks under Southern California sun.

Roof penetrations. Vents, fans, antennas and accessory mounts. Fifteen to twenty five of them on an average trailer, all the same age, all failing on roughly the same schedule.

Window frame perimeters and the seal where the frame meets the sidewall.

Slide seals, on units that have them, particularly once the room has sagged.

Plumbing connections behind panels, which produce the same damage with no exterior evidence at all.

Travel trailers get this worse than motorhomes because they are built light and they flex more. A leak that would take three years to become structural on a diesel pusher becomes structural on a travel trailer in one.

Moisture Mapping: Finding the Real Boundary

The first step is establishing how far the damage actually goes, and this happens before anything gets opened.

A pin type meter reads actual moisture content in wood. A pinless meter scans without penetrating the finished surface, which matters when the panel is still serviceable and you would rather not perforate it.

We take readings across a grid rather than at a few likely spots. That produces a map showing where the wet region ends rather than where the visible stain ends, and those two boundaries are rarely close.

Where the underbelly allows access, we read from below as well. Readings taken from above through finished flooring are considerably less reliable.

Locating the Source, Which Is Genuinely Hard

Every water damage repair starts with the source, and finding it is real work rather than a formality.

We work upward from the wettest reading toward the entry point, because water travels down. Then we confirm with controlled water testing: one candidate area at a time, with the interior open and someone watching.

Guessing the source and repairing the symptom is how a trailer ends up back in a shop for the same problem a year later, having paid twice.

The most expensive version of this mistake is resealing a roof to fix what turns out to be a window leak, or replacing slide seals to fix what turns out to be a roof leak arriving at the slide. Both happen constantly.

Why Drying In Place Does Not Work

Owners frequently ask whether the structure can be dried out rather than replaced, and the answer is no for a specific material reason.

Wet luan and wet plywood delaminate. The layers separate and the panel loses its structural properties permanently. Drying a delaminated panel gives you a dry delaminated panel.

Rotted framing is worse. Rot is fungal decay consuming the wood fiber, and there is no process that puts that material back.

So everything reading wet comes out. We cut back to material that reads dry and sound on the meter, which is why the removal area is always larger than the stain that brought the trailer in.

What Restoration Actually Involves

Teardown to expose the full extent. Interior panels, cabinetry and flooring removed as needed. On floor damage this frequently means removing appliances and sometimes a slide room, which is why floor repairs carry more labor than their square footage suggests.

Removal. Wet substrate and rotted framing cut back to sound material at a framing member.

Treatment. Where water has sat, mold follows, and in the enclosed cavities of a trailer it can be extensive before any odor reaches the living space. Remaining structural material gets an appropriate antimicrobial and is allowed to dry fully before anything closes up.

Rebuild. Framing members replaced, fresh substrate installed at matching thickness, skin rebonded, interior finishes restored.

Leak correction. The entry point gets permanently repaired as part of the job rather than quoted separately, because without it the repair simply fails again.

Water test. Before reassembly is finished, the area gets tested under sustained water with the interior monitored.

The entire span of that table is a function of time. The same leak produces every row on that list, depending only on how many seasons it ran before somebody looked.

Mold: The Honest Position

We assess visually and by odor during teardown, remove structurally compromised or heavily colonized material rather than treating it, and apply an antimicrobial to what remains.

Where mold has spread significantly into living areas, we will tell you plainly that a certified remediation specialist should assess it. We are a repair facility rather than a remediation contractor, and pretending otherwise would not serve you.

If your trailer smells musty and you have children or anyone with respiratory sensitivity using it, stop using it until it has been assessed.

The Insurance Question

Coverage hinges entirely on cause.

Water damage from a sudden covered event, such as a hail strike, a collision that opened the structure or a storm driven intrusion, is generally covered. Water damage from a seal that gradually failed over several years is typically classified as wear and neglect and denied.

If there was an identifiable event, the date matters enormously. We document the damage pattern and its relationship to that event, which is frequently what decides a claim that could reasonably go either way.

If there was no event, a documented maintenance history is your strongest position. Records showing regular sealant inspection and resealing directly counter a neglect finding.

What Actually Prevents This

Walk the floor barefoot twice a year and pay attention to anything that gives, flexes or feels spongy. Entry door area, in front of the shower, under the refrigerator, at slide openings, along the outer edges.

Inspect every roof penetration twice a year and reseal anything showing cracks, shrinkage or lifted edges.

Watch the water pump. A pump that cycles briefly with no tap open is telling you there is a leak somewhere, and it is the single most useful early warning the trailer gives you.

Check the underbelly when the trailer is on a lift for anything else. On units with a sealed underbelly, water that gets in has no drainage path and sits against the subfloor indefinitely.

None of that is difficult. All of it is the difference between the first row of that cost table and the last.
